We focus on the needs of the association and what will benefit the community on the whole. Vista doesn’t have anything to sell other than our management service. Strictly speaking, our client's best
interests are all that matter.

Most management companies are able to provide the basic services,
such as compiling financial statements, collection assessments or paying
invoices. However, our values set us apart:

Some of our services include:
Statements are prepared on a monthly basis; they include balance sheet, income
statement/budget variance report, bank reconciliation, check disbursements
journal, accounts receivable/delinquency listing, general ledger and copy of
bank statements to be presented to the Board.
· We will
coordinate with the CPA that you choose for your taxes, and year end
compilation, review or audit.
· We will assist
the Board in preparing the budget for each fiscal year.
· Vista will
complete the appropriate corporate reports and other filings with the state on
behalf of the association, including 1099 reporting.
· Place proper
insurance coverage on the association, including liability, property and directors
· No fees, free
lock box and ACH (direct debit) services, no restrictions to access your
funds. The benefit is that each Association’smoney is working for it at all times.
· Vista is able
to provide the Association with lockbox and ACH (direct debiting services)
through that we have established a relationship with at no cost to the
· Credit card
payments are accepted over the internet at no cost to the association.
· We coordinate
the coupons, statements or billings as per the Board’s direction.
· A strict
collection policy is adhered to and have cut the collections down from some of
our associations by 90%
· Vista has a
strong working relationship with the attorneys that specialize in community
associations in the Central Florida area and work closely with them to receive
the desired goal: payment in full of the dues.
· Checks are cut
at least twice a month and copies of the invoices are provided with the
checks. All stubs and information needed by the
vendors is already located inside the stamped envelope attached to the checks
and invoices. All you need to do is review and sign!
· All unusual
bills are first approved and account coded before processing to ensure
· Provide complete payroll service, including tax payments.
Change of Ownership:
· Vista provides estoppel services at no cost to the association. The estoppel letter is requested by title companies to ensure that the title is clear before the deed to a home is transferred. This process ensures that the association is made whole at the
· Also included
in the estoppel letter is any open violations covenants so the new owner is
aware of any existing problems.
· A package
consisting of a welcome letter and coupons or an invoice, if applicable, are
sent to the new homeowners. This package can becustomized to fit the association’s needs.
· The manager will construct a Board packet at least five days before the Board meeting. The packet will include: agenda, minutes that need to be approved,
manager’s report, violations report, collections report, financial statements,
and any other applicable items deemed so by the manager.
· The manager
will post the notice of the meeting in accordance with Florida Statutes.
· We will attend
the meetings and record minutes on behalf of the Secretary.
· The annual
meetings of the membership will be attended and coordinated by Vista

will perform inspections of the common property, address any maintenance issues
and bring to the Board any concerns.
· Inspect the
units to ensure compliance with the association’s CCRs.
· Assist the
Board in obtaining competitive bids for contracts
